Fitness studio inks long-term lease at Gramercy condo building
A fitness studio with three locations across New York City has signed a long-term lease in Gramercy.
Fitness Lounge will be located in a 3,500-square-foot space at 291 Third Ave., which was previously home to healthcare provider ProHealth. Founded in 2018 by Panos Othon, Fitness Lounge offers tailored personal training services and a limited number of open gym memberships.
The fitness studio was represented by Sterling Realty Solutions’ Andreas Tsaousis, who couldn’t be reached for comment before publication time.
This will be the studio’s second location in Manhattan. Fitness Lounge opened its first location in November 2024 on the Upper East Side, followed by studios in Long Island City and Astoria.
The landlord, Manhattan Skyline Management Corp., was represented in-house by Joshua Roth. A representative for the landlord declined to share the asking rent. However, a 4,000-square-foot retail space at the property was leased with an asking rent of around $69 per square foot, according to CoStar. But it is unclear when the deal happened.
“Gramercy, which has long been one of Manhattan’s most durable and popular neighborhoods, has experienced yet another growth spurt in recent years,” said Joshua Roth, senior vice president of retail at Manhattan Skyline Management Corp., in a statement.
Fitness Lounge‘s latest location is in a 7-story, 64-unit condo building.
